Dominium, in partnership with nonprofit Jefferson Center of Medical Health, plans to break ground this winter on Solid Ground Apartments, a 40-unit supportive housing community in Lakewood, Colo. The development team includes Ebersoldt + Associates Architects and Bryan Construction. The $21 million project is slated for a spring 2024 delivery.
According to the project’s design, Solid Ground will be a three-story building with one-bedroom apartments. Upon completion, the community will grant permanent housing and supportive services for vulnerable community members with high behavioral health needs, including severe mental illness and substance abuse disorders.

Dominium will serve as pro-bono developer, while the Jefferson Center will lead the provision of services. The Colorado Department of Local Affairs’ Division of Housing will provide ongoing supportive services funding for 15 years. In addition, BeauxSimone Consulting will ensure permanent supportive housing consultation services. Rocky Mountain Communities will be property manager.
Located at 7290 W. 14th Ave., the development site is 5 miles west of downtown Denver. There are many dining options, retail spaces and entertainment venues in the area. Lutheran Medical Center and Centura Saint Anthony Hospital are both within a 5-mile radius.
Project financing
The development will be funded in part through 9 percent tax credits through the Low-Income Housing Tax Credit (LIHTC) program. Financing partners include ANB Bank, the City of Lakewood, Foothills Regional Housing, the Colorado Division of Housing, American Express, the Colorado Housing and Finance Authority, Enterprise Housing Credit Investments, Winthrop & Weinstine, Metro West Housing Solutions, Fidelity National Title and others.
Dominium is also a partner in the development of a 372-unit affordable housing community in Phoenix which is slated for completion in Summer 2024. The project recently received $48 million in tax credit equity from Blackstone.
